Simple 60-Second Roof Check Could Save UK Homeowners Thousands

Homeowners across the UK are being urged to carry out a quick 60-second roof check that experts say can reveal structural problems long before leaks or visible damage appear.

The check focuses on a part of the roof many people overlook: the ridge line, the horizontal line running along the top of the roof.

According to roofing and insulation expert Mike Storey from UKFR Roofing & Insulation, subtle changes to the ridge line are often the earliest indicator that a roof may be under stress.

“Most homeowners look for missing tiles or obvious damage, but one of the first things we check as professionals is whether the ridge line is still level,” Mike explains. “A slight wave, dip or uneven section can indicate movement beneath the surface, often caused by moisture ingress, ageing fixings or repeated exposure to wind.”

The inspection requires no specialist equipment. Homeowners are advised to step back across the street or into their garden and view the roof from end to end, using the skyline or a neighbouring roof as a reference. Any noticeable sag, ripple, or unevenness, even if tiles appear intact, can be a sign of structural issues.

Mike adds, “This is purely an observation check that shouldn’t take any longer than a minute. If the ridge line doesn’t look right, it’s worth getting professional advice.”

This check is particularly useful for older properties or roofs exposed to repeated cycles of heavy rain and dry weather. Over time, moisture can weaken the mortar or fixings along the ridge, and these problems are often visible in the roof line before any cracks or leaks appear.

UK homes, especially period properties, face ongoing challenges from the country’s variable climate. Repeated wet and dry cycles can accelerate wear on traditional roofing materials, contributing to gradual structural movement.

Early detection can prevent expensive internal damage. “By the time a ceiling stain shows up, the underlying structure has usually been affected,” Mike says. “Spotting ridge movement early can prevent far more extensive repairs later on.”

Industry sources confirm that sagging roof lines often indicate underlying issues with rafters, trusses, or decking weakened by moisture or age. Professional surveys frequently identify ridge irregularities as an early warning sign of structural stress.

Professional assessment is essential after spotting any issues. Experts recommend consulting a qualified roofer to determine whether the problem is simple fixing wear, mortar degradation, or more serious structural concerns.

Roof repair costs in the UK vary. Minor ridge tile repairs or repointing can start from a few hundred pounds, while significant structural work can cost between £3,000 and £8,000. Regions with higher rainfall or older housing stock may benefit most from regular visual checks.

A simple visual assessment of the roof ridge line aligns with broader home maintenance advice in the UK. Proactive observation helps homeowners mitigate risks from weather-related wear and ensures timely intervention before small issues become costly repairs.
